    The aim was to create an urban model for a vibrant commercial district, which allows for a symbiotic relationship between the lifestyle elements LIVE, PLAY and WORK.The district houses a mix of; live-work units, startup offices, incubator centers, flex work units and medium size commercial offices. The master plan is built on the basis of a grid block structure, allowing for a high level of adaptability during the development and lifespan of the project. The 50m x 50m urban blocks both serve the medium size offices as the residential mixed use blocks. For the overall master plan an average buildingheight of G+4 allows for a secluded street environment which relates to the human scale.

     

     

    PLAY

    At the center of the development a sunken reed-bed landscaped park provides a strong ecological identity to the whole community. The aim was to create a park that would serve both contribute ecologicaly as socially. The park allows for social activities such as running tracks, music and dance performances, dinning and drinking facilities, urban gardening and ecological educational programs. 

     

     

     

    LIVE

    At the southern part of the development a mix of residential blocks create a work-live community. The urban blocks have a variety of apartments and townhouses with live-work units and small startup commercial units at their base.The aim of the residential community is to offer a lifestyle experience where young entrepreneurs can live and work within a car-free environment.

     

     

     

    WORK

    At the northern part of the development a mix of commercial blocks create a vibrant working community. The business district holds a mix of commercial offices, incubator & startup offices, work/live units, residential units, service apartments, retail and F&B. The district offers an environment where cross pollination between mature and startup enterprises can take place.
